60-Unit NBGS-Certified Affordable Rental Community Breaks Ground in Colorado
Evergreen Real Estate Group has officially begun construction on Rifle Apartments, a 60-unit income-restricted rental community aimed at providing affordable housing in Rifle, Colorado. This project, celebrated with a ceremonial groundbreaking on September 27, marks the first family-oriented Low-Income Housing Tax Credit (LIHTC) initiative in the city in the past two decades. Located on a vacant 4.7-acre site, Rifle Apartments aligns with Rifle’s Downtown Transit-Oriented Development (TOD) Strategic Plan, enhancing access to local amenities, including shops, restaurants, and public transportation. Scheduled for completion in fall 2025, the development addresses the pressing need for affordable housing in a community with many families on the local housing authority’s waiting list.
Rifle Apartments will feature three three-story buildings offering a mix of one-, two-, and three-bedroom units, with specific allocations for households earning between 30% and 80% of the area median income (AMI). The all-electric design will achieve National Green Building Standard (NGBS) Bronze level, reducing environmental impact while providing modern amenities such as Energy Star appliances and low-flow plumbing fixtures. On-site facilities will include a community room, fitness area, playground, and 115 parking spaces equipped with EV-ready charging stations. This initiative not only contributes to the local housing supply but also enhances the quality of life for residents by promoting sustainability and access to essential services in downtown Rifle.
