Downtown Raleigh’s First Net Zero-Ready Home Community

IDYLE is a cutting-edge, eco-friendly collection of 10 net zero-ready (NZE) townhome offerings currently under construction and expected to be delivered in early 2024

Raleigh, NC – Chappell [Powered by Compass], in cooperation with The Raleigh Architecture Company, Concept 8 Holdings, and Southern Energy Management NC, is thrilled to announce the first Net Zero-ready home collection in Downtown Raleigh. IDYLE, located at 501 S Bloodworth Street, pioneers a new era of eco-friendly residential development in the Triangle area. With 10 residences available and various plans starting from $1.385M, IDYLE offers homebuyers the opportunity to live in a home that produces more energy than it consumes.

The first homes are under construction and available for tours, with early buyers being afforded the opportunity to customize their interiors and enhance their home’s energy performance.

IDYLE’s revolutionary design goes beyond energy efficiency to embrace self-sufficiency. Annually, these high-tech townhomes are capable of offsetting a future homebuyer’s carbon footprint and nearly eliminating their dependence on traditional energy sources & expensive utilities.

Eco-friendly features include Net Zero-ready capabilities, which feature EV hookups, solar panels, optional Tesla Powerwalls, and an anticipated HERS score of less than 35 for each unit. In addition, homeowners will be able to fully monitor and analyze their energy usage in real-time to ensure NZE through a dashboard supplied by Southern Energy.

IDYLE is named for its leisure-forward lifestyle & sustainably-fueled functionality. Every aspect of this boutique community’s innovative design and superior internal systems are designed to optimize the home’s performance, equipping natural resources to empower a healthier home & cleaner environment.

Four distinct plans boast 3-4 bedrooms, 3.5 baths and vary in square footage, starting from 2,700+ sqft. While the layouts of the residences differ between plans – cohesive contemporary styling, rooftop patios with DTR skyline views, and pre-installed solar panels come standard in the cutting-edge collection.

We’ve seen the rise of environmentally-conscious construction across the country, and bringing this kind of innovative inventory to our backyard is beyond exciting,” said Johnny Chappell, Owner & Broker of Chappell and development team member. “This approach to ecologically responsible residential development is more than a niche service – it’s quickly becoming the new standard for empowered

homebuyers looking to lessen their carbon footprint. Communities like IDYLE create crucial housing opportunities without the environmental costs of traditional new construction. As the first Net Zero-ready development in the Downtown Raleigh area, we’re proud to be pioneering this kind of climate-conscious housing solution. It’s the right thing to do, and we plan to do more of it. ”

“Designing IDYLE is a timely opportunity to rethink the way building design can enhance the spaces and places we occupy while reducing our energy demands and impact on our natural environment,” said Robby Johnston, AIA, Owner & Co-Founder of The Raleigh Architecture Company and The Raleigh Construction Company. “Innovative building performance strategies, electricity-producing solar arrays, energy-efficient systems and appliances, expressive architectural elements, and naturally lit interior spaces all contribute to a net-zero capable living environment. Generous visual connections to downtown Raleigh extend the experience, reminding the user of the location’s walkability to transportation, entertainment, and outdoor recreation.”

While IDYLE’s striking exteriors embrace the elevated sophistication of a modernist build-inside, the airy intimacy of its interiors is endlessly inviting. Open-concept living & outdoor patio spaces embrace a seamless indoor/outdoor lifestyle, while high-performance systems & air-tight insulation create a healthier, cleaner home environment.

In addition to the 10 new residential opportunities coming to IDYLE, Chappell is bringing several other Triangle developments to market, including another Net Zero-ready home collection named Tower in the Village District area. In the Lake Johnson area, Chappell and its development partners are offering 26 duet-style, move-in-ready homes at Wrenwood. Also, the team is currently delivering Lyon, a collection of duet-style, modern homes Inside The Beltline Raleigh. The companies are also collaborating on Oberlin Heights, 11 luxury townhomes coming to the Village District area, and Forest on Franklin, a collection of craftsman-style townhomes in Downtown Wake Forest.
