Home Builders Adapt To Changing Buyer Preferences

As housing affordability becomes a growing concern, U.S. home builders are adjusting their designs to align with evolving buyer preferences. After a pandemic-driven trend toward larger homes, the median size of new single-family houses has decreased—from 2,326 square feet in 2021 to 2,276 square feet in 2022—reflecting a shift toward more efficient living spaces. Despite the reduction in overall size, demand for functionality remains strong: 44% of new homes now feature three bedrooms, and 36% include four, while 62% come with at least two full bathrooms. Outdoor preferences are also changing, with patios gaining popularity over decks, except in regions like New England where decks remain prevalent. Additionally, features like two-story foyers are declining in favor due to energy efficiency concerns.

Aesthetic trends are also influencing home design, with pistachio green emerging as a favored interior color for 2025. This soft, earthy hue complements nature-inspired aesthetics and is praised for its calming effect. Designers suggest incorporating pistachio green through accent pieces like rugs and cushions or using wallpaper to add texture and personality. Pairing it with warm neutrals and rich textures can enhance its vintage-meets-modern charm, making it a versatile choice for various home styles.
