Smart Homes with Stylish Appeal

An award-winning home builder, an amenity-rich master-planned community and energy-efficient elements is the perfect combination to create a community that embodies smart and stylish home building. Gehan Homes’ community, Palazzo at Palm Valley in Phoenix, Ariz., includes one-of-a-kind single-story, single-family sustainability without sacrificing style.

The 46 home sites at Palazzo at Palm Valley include five energy-efficient floor plans ranging from 2,397 to 3,218 square feet with prices starting at $283,000. “We decided to construct single story homes which are generally more energy efficient than two story homes,” said Mark Moskal, Operations Manager at Gehan Homes. He added, “Furthermore, we used environmentally sensitive construction methods and increased attic insulation combined with the use of radiant barrier sheathing and low-E 3 windows to produce an affordable energyefficient household.”

Gehan Home’s stylish Palm Valley homes are designed for active families and offer a wide-range of health and fitness amenities including: hiking trails, golf course, tennis and basketball courts, playgrounds and more. The Palazzo at Palm Valley is an amenity-rich, master-planned community targeted to the move-up homebuyer. Moskal stated, “The homes were specially designed to accommodate the needs of the discerning move up buyer segment looking for more out of their homes.”

With eco-conscious features and a natureindulging environment, the design of the homes infuses these elements to deliver a smart home in an elegant way. “Gehan Homes incorporated an open floor plan concept that contains both formal and informal spaces to fit the lifestyle of today’s buyer. Additionally the homes are designed such that indoor space transitions easily into outdoor areas through the use of multi-panel sliding glass doors, allowing homeowners to take full advantage of Arizona’s outdoor living,” explained Moskal.

Moskal added, “We drew inspiration from several different sources and incorporated Spanish, Ranch Style and Prairie influences in our exterior elevations. Our floor plans were designed to complement our buyer’s fast-paced lifestyle by providing a home that is practical and efficient while also serving as peaceful retreat from life’s daily challenges.”

In a desert area like Phoenix, Ariz. where the weather is typically more than 60 degrees all year long and can get as high as the 100s in hotter months, the outdoors is an important factor when buying a home in this area. However, it is equally important that your home functions properly to endure the weather conditions and keep energy costs low. The homes at Palazzo exceed the minimum Energy Star 3.0 Standard and include: Radiant Roof Barrier; 14 Seer HVAC systems with air intake for better air quality; energy-efficient lighting; low VOC paint and flooring; low-flow plumbing fixtures; exterior kitchen venting; vinyl low E3 windows and is HERS rated.

Palm Valley is a 9,000-acre master-planned community located about a mile north of Interstate 10 in Goodyear, Ariz., 20 miles west of downtown Phoenix and Sky Harbor airport. Begun in 1993, the community now includes several thousand homes and continues to grow rapidly. Like many masterplanned communities, there were construction challenges at the Palazzo. Moskal explained that soils conditions were a challenge, but were overcome through engineering solutions to the foundation design.

For over 25 years, the award-winning Dallas-based home builder has been assembling homes to the corresponding phrase of homes that are “Designed for Your Life.” Lately, they’ve been creating homes that are designed for energy-efficiency by incorporating smart features that lower energy expenditure—which makes them a leader in today’s home building industry.

One of the top 30 builders in the U.S., Gehan Homes first entered the Arizona market in April 2013, with the grand opening of its Hacienda at Greer Ranch community in Surprise. As a privately owned business, Gehan Homes is able to quickly move and adapt to the market and homebuyers’ needs. “Our newly designed floor plans are created with the homebuyer in mind. We pride ourselves in the high quality, energy-efficient materials we use when building each home and our commitment to exceptional and smart design makes every Gehan Home personalized to fit the flexibility of a modern family,” explained Tim Gehan, CEO of Gehan Homes.

Having been strategically designed with features that improve the overall quality of life, Gehan managed to build a community that stands out. With roughly 16 home sites remaining at the Palazzo community, the response has been so successful from home buyers Gehan has decided to continue to trend. Moskal said, “The buyer reaction has been so positive that we have decided to offer only single story homes in our newest community is Estrella, also located in Goodyear.” The builder will be offering the same single story plans in this community, which is slated to open in January 2015. The model is currently under construction.

The Palazzo is just one of the 20 planned communities Gehan plans to build in 2014, and is currently building in over 60 communities across Texas. The prodigious amount of quality work they are doing is a testament to their ability to alter their methods according to the vicissitudes of the market and the homebuyer’s needs. Spacious rooms, elegant bathrooms, energy-efficient features and much more, the Palazzo at Palm Valley is a community that delivers valuable spaces with style.
