Standard Communities Brings NGBS-Certified Affordable Housing to Michigan
Standard Communities, in partnership with River Caddis Development, has announced the construction of River’s Edge, a 228-unit affordable housing community in Kalamazoo, Michigan. Marking Standard’s first investment in the state, this $56 million project is made possible through a public-private partnership involving the Michigan State Housing Development Authority, Kalamazoo County, and the City of Kalamazoo. The development will utilize Low-Income Housing Tax Credits, with 184 units designated for residents earning 60% or less of the Area Median Income (AMI) and 44 units for those earning under 120% of AMI.
Located at 508 Harrison St. and 660 Gull Rd., River’s Edge spans 7.4 acres and is designed to meet National Green Building Standard Silver certification. The community will feature two four-story residential buildings, a live/work building, and a commercial leasing office. Residents will benefit from amenities such as a fitness center, playground, and terraced patio, along with pedestrian paths that connect to the 35-mile Kalamazoo River Valley Trail. This transformation of the area from an industrial district into a vibrant residential community supports local efforts to provide accessible, affordable housing while fostering a live-work-play environment close to downtown Kalamazoo.
